- A visual check of the boiler, pipework and surrounding area for leaks, corrosion or damage
- Removing the casing to inspect, and where needed clean, the internal components
- A flue gas analysis, which measures carbon monoxide and shows how efficiently the boiler is burning gas
- Checks on gas pressure and flow, and on the flue and its terminal
- Testing the boiler’s safety devices and controls
- Checking system pressure and the expansion vessel
- A written record of the service, with any issues or recommendations

Landlord Gas Safety Certificates
If you let a property, you’re legally required to have a gas safety check carried out every year by a Gas Safe registered engineer, and to give your tenants a copy of the certificate (often called a CP12). We carry out landlord gas safety checks for up to two appliances for £102 inc VAT. We can also service the boiler at the same time; just mention it when you book.
